I want you to know . . . I use the word “Training” for a reason.

I’m going to teach you the fundamentals of creative real estate investing. I’m going to teach you how to invest with little to nothing down. I’m going to teach you how to start buying houses this year and never look back . . .

BUT, here’s where the “Training” comes in . . .

I expect active participation. I’m going to be giving you homework assignments, and I expect you to do them.     Patrick – another fantastic video my friend!! And I don’t think any of us can reinforce that point enough … the mindset you have is critical to achieving success. Get rid of the negativity and replace it with positive action oriented thinking. If you don’t have money to invest go out and find people to work with that do have money or find techniques to use that don’t require money … it’s so true!! Great video … can’t wait for the rest.

    Patrick, you guys ROCK! Keep the info coming. I just secured my FIRST private lender and we are looking for the first deal! He is commited to start at 150k and after we do a deal is going to 500k! wow, i’m so excited! I just did what you taught, went out and showed the power point and planted those seeds as you say then got the call from the private lender wanting to know when he could get started! He is not only puting up the purchase money but also the rehab cost!I’m on my way thanks to you guys! Brian

    I just opened my email about the CIA thing. Not knowing what it was for. Anyhow, I started smiling when I saw the contents. It was my email to you. I started telling people about this deal. I just picked up two more Private Investors since that weekend (which is about less than two weeks ago). I’m looking for several houses to buy right now to flip.

Question, my brother and I plan on going full-time in the next couple of months in the Sarasota market. All our “friends” say its easy to buy a house but much harder to sell it.     Congrats on taking action … staying up late to do your homework … how long has it been since you’ve done that??

    It’s definitely easier to buy now than sell Chris. Your friends are right. The most important thing to remember is to buy right. Be conservative on your estimated after repaired value and be conservative with your estimate of repairs needed (I usually budget at least a couple thousand more in repairs than estimated).

    If you buy right, there will be plenty of room for you to make a good profit and it be a good deal for your buyer.

    Great stuff Patrick! I am such a huge believer in the importance of controlling our thought life. In fact, I started investing with almost no money at all, and I faced a ton of setbacks along the way. It would have been easy to just quit on the spot, but I believed in my mind that I could overcome the circumstances. Regardless of what the media says, your friends say, or anyone else for that matter, you can do this! Remember, what goes into your head materializes itself on the outside, so be sure that you are always a student.

  34. Well, I suppose good cash/credit is like being born wealthy or having a good education – you don’t need them to be successful, and they certainly don’t guarantee success, but it sure makes things a little easier!

    Can’t wait to read this series. I can’t imagine what a CIA is – glad I can find out in part 1 and not have to wait longer.

    I too have been stuck in park because of my fear, and lack of confidence. I am one of those people that feels like I don’t have enough info, or have not taken enough notes even though I have filled up 5 or 6 big notebooks.

    I can’t work a physical job because I have rsd in both my hands, I am not trying to make any excuses or have anyone feel sorry for me. I like what you said ” Whats the worst thing that can happen”? That is so true, I find myself saying I can do this! I can do this! I don’t want to be on disability.
    I have downloaded the CIA manifesto, and signed it, I am committed!

Creative real estate investing is probably the most interesting part of rental property investment mainly because in real estate everything is negotiable. The main idea here is to create a positive cash flow and your tips clearly says it all.
