I know I did . . . but, like most people, I was pretty skeptical . . .

Fortunately, I did my own research and found out the truth . . . that you can invest in real estate without cash or credit . . . and that’s exactly what I’m sharing with you through this killer series.

“You Can Invest Without Cash or Credit”

>> YOU Can Invest Without Cash or Credit.

Meaning that you can do it! No matter your situation, no matter your background, no matter what’s happened to you in the past, no matter your current situation today.

>> You CAN Invest Without Cash or Credit.

Meaning that it’s a choice. Whether or not you take part investing today in one of the best buyer’s markets in history . . . is nothing more than a decision.

Napoleon Hill studied the lives of hundreds of the most successful people of his time . . . Henry Ford, Harvey Firestone, Andrew Carnegie . . . and he found a defining characteristic of success . . .

Successful people make decisions quickly and change them very slowly. Unsuccessful people make decisions very slowly and then change them very quickly.

Are you ready to become a CIA? . . . the balls in your court. Make your decision today!

>> You Can INVEST Without Cash or Credit.

Meaning you can buy real estate, lease it, sell it, do whatever the heck you want with it . . . and make big money in the process!

>> You Can Invest WITHOUT CASH or Credit.

Meaning you do not have to have your own cash to invest in real estate. You can negotiate seller financing. You can use OPM (other people’s money).

There are plenty of strategies that can be employed so you don’t use a penny of your own money (this series is gonna teach you all about ’em).

>> You Can Invest WITHOUT cash or CREDIT.

Meaning . . . good credit . . . bad credit . . . whatever, it doesn’t matter . . .

Never once have I been asked for a copy of my credit report from a private money lender. Never once has a seller who owner financed a property to me asked for a copy of my credit report.

CIAs don’t play by the “traditional real estate rules” . . . we use creative strategies that leverage other people’s cash or credit.

Patrick, What’s a CIA?

A CIA is a Creative Investing Architect.

Creative because . . .

. . . the techniques and strategies utilized are not used or even known about by the masses. A traditional real estate transaction uses Realtors and lending institutions. A CIA uses an array of non traditional strategies such as private money, buying property subject to, owner financing, discounting notes, wholesaling, assignments, partnering, etc.

Investing because . . .

. . . well, that’s what we’re doing when we buy, lease, flip, wholesale real estate (this one is pretty self explanatory).

Architect because . . .

. . .  as a CIA, we’re designing deals just like an architect designs buildings. You see, when you meet with a seller for instance, it’s your job to design a deal that suits their needs and goals, but also that makes sense for you, the creative real estate investor. Architects use pencil and pad, CADD and modeling programs to design buildings. CIAs use the creative techniques mentioned above to design deals.

But, there’s more to it than that . . . to truly understand what being a CIA is all about, I need you to do a few things for me . . . (well, really you’ll only be doing these for yourself) . . .

“How to Become a CIA” Action List

Remember what I said in the introduction to the “How to Become a CIA” series about this being a “Training” series . . . meaning that your participation is essential to success. In other words, I expect you to download all the resources given to you. Take action on what you learn. Do the homework assigned. Comment below with your questions, ideas, and suggestions.

Well, the time has come . . . it’s your turn to take action . . .

First, check out my video about “The CIA Manifesto”  . . . then take the following four simple steps . . .

1. Download “The CIA Manifesto: 11 Fundamental Assumptions for Success” (it’s free, it’s cool, everybody’s doing it . . . so hurry up and download the darn thing ok)

2. Print out “The CIA Manifesto”, sign it, date it, and post it on the wall where you can’t not see it everyday (yes all you English majors out there . . . the double negative was intentional) . . . you could post it on your bathroom mirror, car dashboard, the refrigerator, the ceiling above your bed . . .

3. Comment below and PROCLAIM your commitment to becoming a CIA to the world!

    Hey Patrick, and anyone else who may be able to help.
    Finding private investors is my #1 top hurdle. I can find deals all day long, but this cash hurdle is bugging me big time. I have not overcome it…..yet.
    I am investing in REO SFH’s in western PA right now. There is a great market there for undervalued properties that make perfect long term buy and hold rentals. The numbers on these are awesome. Typical deal is a $20k all in investment which generates a $500/mo gross rent. My model is to purchase a house with a cash partner and split the monthly cashflow 50/50. I do all the work, he/she brings the cash. At the end of 5 years, we make a decision to either sell or continue to hold. If we sell, we split the gain 50/50.
    I have yet to buy a house however. Right now I have one under contract, and I’m looking for an investor. I have it on my blog, I have posted the deal several times on Facebook. I have placed an ad on craigslist. I placed a bulletin on realestateinvestor.com. I also emailed my entire REIA group about it. My question is, how else can I market this to potential investors? I got one response, someone in the REIA who may be interested. But I want more. Can you give me more ideas on how to market and promote the crap out of this? I even have video of the house on my blog! I need to close 10/14, but I need a committed partner and his/her cash to do it. Thank you so much for any advice.

This is my declaration that I will use the techniques from this series combined with all the other resources I have to make CREI and being a CIA happen for me and my family within the next 4 weeks.
