I had the pleasure of meeting Steph recently in person for the first time. We’ve known each other for awhile… but like many of the online relationships I’ve made over the years, I hadn’t actually met her in the flesh until the other day.

Trevor and I were down in Tampa for some consulting. So, Steph scooped us up from our hotel and took us to a cool little spot called Ceviche.

… and it’s really cool. Because even though we’ve only ever talked on the phone and through email, it’s was like we already knew each other. And we do.

    Excellent video, Steph! It’s true, we often invest in so many books/courses feeling like we need to have every bit of knowledge before doing a deal. It’s that “analysis paralysis” that so many of us talk about.

    Great advice Steph! If you focus on a particular niche in real estate and learn everything that it entails, not get distracted and TAKE ACTION, you will succeed. I didn’t know you tried your hands with lease option and a rehab…$50K is pretty nice chunk of change for all the headaches though. You are an inspiration, have fun in Kansas.

    Hey Steph, great video! I sure wish I made $50K on my first rehab. LOL! Of course in those years I probably would’ve since the Florida market was out of control :-) Your advice is spot on as usual, girlfriend!

    Great video Steph. I wish the camera had been pointing a little bit more down so I could see more than the top of Jim’s head and his ear! I think he really wanted to poke his head in there and say a proper hello to us all!! :)

    And I totally agree with what you’re saying about picking a strategy and staying focused!! Someone told me that getting started in real estate is like getting a merry go round to start spinning … when you first start you have to put both hands on it, start running and push really hard to get it moving … you have to keep doing that for a bit and it’s hard work. And every time you try a new strategy that is what you’ll face. But if you stick with one thing once you get that merry go round spinning then all you have to do is give it a one handed push every so often. In other words, it gets much easier. But if you jump around from course to course and strategy to strategy it’s always going to feel like a GIANT effort!!

    Nice video, Steph! Wow, I had no idea your first deal was a “sub-to” deal – I thought you went right into wholesaling. It’s good you got out of that situation, I’m sure it was definitely a learning experience with the rehab and all. As always, I enjoyed your video – great advice, thanks for sharing! :)

    p.s. Your dog seems really tame and laid back, what’s your secret? (just kidding!) :)

    Loved your video and you have inspired me. I just got my first wholesale property. I put out We Buy Houses ad on craiglist and had three who responded. I am working with my Investor hat on one and on another I switched to my agent hat. I will be listing it as a short sale and will still try to find an investor to buy it or it can come from the MLS. They were ready to walk away from their house and had called me to find them a rental so I encourgaged them to stay in their house while I market it short sale. I at least took one as a wholesaler. If you remember it is me and my two daughters that are starting into investing. I agree that you are One of the Best Womem in Real Estate Investing. And this comes from an x bartender also. Yes I was a bartender many years ago and I am so glad you found something great that has given you a future. God Bless!

    Julie- Jim is video camera shy, and wouldn’t let me get his whole head on the video. I’m working with him, though, to see if I can get him to come out of his shell. ;)

    Thanks for sharing that experience with us. I began reliving some of the feelings that I went through when I bought my first property. The first one is probably the greatest investing learning experience that we will ever have.

    I like your suggestion to focus on one area of real estate instead of bouncing around. I have found my niche in fixer upper houses that I convert into rental properties.

      Thanks for sharing.  You are a Jewel!  I am a new RE investor and I am sort of nervous about my new venture.  My main focus at this moment is definitely Wholesaling as I am out of work, credit is not A-1 and I have no $$$ to invest so I must use OPM.  My main concern is and was, how do I find the cash investors.  You were a great help!  I live in Georgia and I am going to go forward without FEAR because I DO  need the mone right away.  Thanks again!
