Creative Real Estate Investing Briefcase Full of CashWelcome to a brand spanking new . . . in depth . . . deep content . . . action packed . . . (ok I’ll get to the point now) . . . 7 part creative real estate investing video training series . . . (whew that was a mouthful) . . .

It’s called “How to Become a CIA” . . . and it’s all about teaching you what you “Must Know” to make a killing as a real estate investor in today’s market.

Today is a new day and what used to work, doesn’t anymore. Today is the day of the creative real estate investor . . . and it’s high time you have the information, tools, and resources that you need to capitalize on it.

7 Part Creative Real Estate Investing Video Training Series

Answer these questions for me:

>> “Are you sick and tired of sitting on the investing sidelines while you watch intelligent investors take advantage of one of the greatest times to buy in history?”

>> “Did you lose out on another opportunity . . . AGAIN . . . because you don’t know to close a deal?”

>> “Have you said to yourself . . . I Can’t Take It Anymore!! I’m going to be a successful real estate investing no matter what obstacles I encounter, no matter what ‘they’ say, no matter what my financial circumstances. I’ve had enough!”

Well . . . you’ve come to the right place.

In the video below, I breakdown the “How to Become a CIA” series in detail . . . let you know exactly what we’ll be covering, when, and what that means to you. I also discuss my primary goal for you and how you can get the most out of this extensive 7 part creative real estate investing series.

Watch the video NOW and get ready for some heat because this training series is gonna light you on fire!

I want you to know . . . I use the word “Training” for a reason.

I’m going to teach you the fundamentals of creative real estate investing. I’m going to teach you how to invest with little to nothing down. I’m going to teach you how to start buying houses this year and never look back . . .

BUT, here’s where the “Training” comes in . . .

I expect active participation. I’m going to be giving you homework assignments, and I expect you to do them. I want you to comment on each lesson with your questions, your thoughts, your ideas and your suggestions. Let’s make this an active dynamic learning environment where we all contribute . . . where we all learn from each other. And it just so happens that blogs are perfect for this type of experience. Use the comment area to be an active member . . . that’s what it’s there for.

After each lesson, I’m rolling the ball back in your court. It’ll be time for you to take action. I will have done my part in our relationship. At that point in time, it’s gonna be up to you what you do with it.

This training series is going to be fun, extremely informative, surprising, intriguing, and eye opening.

You’re going to find that what once seemed impossible, what once seemed elusive, what once seemed distant . . . is not only possible, it’s probable. It’s not only at your finger tips, it’s one decision away.

  1. That is so true: “‘You have to make money to make money’ is an excuse that people use to make themselves feel good about being broke.” Spoken by the master! Great idea, looking forward to learning more about how I can become a CIA.

  2. Julie says:

Patrick – another fantastic video my friend!! And I don’t think any of us can reinforce that point enough … the mindset you have is critical to achieving success. Get rid of the negativity and replace it with positive action oriented thinking. If you don’t have money to invest go out and find people to work with that do have money or find techniques to use that don’t require money … it’s so true!! Great video … can’t wait for the rest.

  3. I really admire your willingness to help all of us inspired REI. We do have to be “responsible” AND take action in order to be successful at anything in life. I am looking forward to following AND implementing your strategies Patrick!

Patrick, you continue to deliver content that is of true value and, I am certain, greatly appreciated by those whom you serve in the process. For what it’s worth, you should justifiably take pride in what you have done thus far to nurture relationships with your ‘lists,’ continually building upon a foundation of established credibility. Personally, I thank you for having decided to stand up as an authority in REI, and for remaining a trustworthy source of perspective, RE knowledge and inspiration. Well done and I look forward to the series.

  25. Chris Ranney says:

Hey Pat, real powerful my friend. I stayed up late last night and did my homework. PANTS WILL WORK! Question, my brother and I plan on going full-time in the next couple of months in the Sarasota market. All our “friends” say its easy to buy a house but much harder to sell it. Can you offer your opinion. Peace.

  26. Patrick Riddle says:

Keep in up Marla … great to hear it’s almost all together :)

    Thanks Mary … Robert …

    Chris …

Congrats on taking action … staying up late to do your homework … how long has it been since you’ve done that??

It’s definitely easier to buy now than sell Chris. Your friends are right. The most important thing to remember is to buy right. Be conservative on your estimated after repaired value and be conservative with your estimate of repairs needed (I usually budget at least a couple thousand more in repairs than estimated).

If you buy right, there will be plenty of room for you to make a good profit and it be a good deal for your buyer.

    ~ Patrick

  27. Tracey says:

I am loving the concept of the weekly trainings. I for one am stuck and need some motivation to get past my fear! Thank you for all that you share with us newbies! I was unable to obtain the Manifesto. Where can I find it and how do I download it? Thanks and I look forward to the upcoming trainings!

  28. Patrick Riddle says:

    Hey Tracey,

Glad you like the training … you’re welcome.

You can download the CIA Manifesto at

Just scroll down. It’s right under the video.

  29. Ana Lucia says:

Thank you for giving us all those words of inspiration for us to continue on our goals and dreams. I will be following these Series and reading all the great information that you have posted on this website.
    Thanks a lot.

  30. Jeff Logue says:

Great stuff Patrick! I am such a huge believer in the importance of controlling our thought life. In fact, I started investing with almost no money at all, and I faced a ton of setbacks along the way. It would have been easy to just quit on the spot, but I believed in my mind that I could overcome the circumstances. Regardless of what the media says, your friends say, or anyone else for that matter, you can do this! Remember, what goes into your head materializes itself on the outside, so be sure that you are always a student.

  31. Patrick Riddle says:

You’re welcome Ana … let me know if you have any questions I can help you with …

Jeff … I’m right with you man … this is sooo true “Regardless of what the media says, your friends say, or anyone else for that matter, you can do this!” … I second that!

    ~ Patrick

  32. Lui says:

Wow Patrick- it’s funny how I was looking for a great resource for creative real estate investing and it was here all along.

Count me in, let’s make it work in Los Angeles!
.-= Lui´s last blog ..Private Money Lending =-.

  33. Patrick Riddle says:

    Great Lui!

Let me know how I can help you out man …

    ~ Patrick

P.S. Your website looks great ;)

  34. Well, I suppose good cash/credit is like being born wealthy or having a good education – you don’t need them to be successful, and they certainly don’t guarantee success, but it sure makes things a little easier!

Can’t wait to read this series. I can’t imagine what a CIA is – glad I can find out in part 1 and not have to wait longer.

I think all your content is really great – thanks for continuing to share.

  35. Dawn Hysner says:

You inspire me to get going, I felt like you were talking to me. Thank you so much for all the free info, YOU ROCK!

I too have been stuck in park because of my fear, and lack of confidence. I am one of those people that feels like I don’t have enough info, or have not taken enough notes even though I have filled up 5 or 6 big notebooks.

I can’t work a physical job because I have rsd in both my hands, I am not trying to make any excuses or have anyone feel sorry for me. I like what you said ” Whats the worst thing that can happen”? That is so true, I find myself saying I can do this! I can do this! I don’t want to be on disability.
I have downloaded the CIA manifesto, and signed it, I am committed!

    Thanks again!

  36. Patrick Riddle says:

Hey Eric … I’ll go ahead and let you in man … a CIA is a Creative Investing Architect … just as an architect designs buildings, we as creative real estate investors, we as CIAs design deals …

Glad you like my content too! That’s good to hear :)

Dawn … I’m happy to hear you’ve signed and committed to the CIA Manifesto! That’s great! … now it’s time to study each part of the series and take the action steps outlined. Shoot any questions that you have my way …

    I’m here to help!

    ~ Patrick

Nice blog! Your techniques are straight to the point and highly effective. Creative real estate investing is probably the most interesting part of rental property investment mainly because in real estate everything is negotiable. The main idea here is to create a positive cash flow and your tips clearly says it all.
