Many times as soon as you pull out of the driveway at a property another investor is pulling in (even if you did just sign a contract with the seller). It’s not pretty; it’s just the truth about the way it really is out in the field these days. Sellers who are going through tough situations will often “shop the offer” with as many other investors as they can until they get the deal done with somebody in the shortest amount of time possible.

There are specific ways to protect yourself against this that we go over more in detail in our coaching program, but the easiest way to start protecting yourself against this immediately is to close the deal as quickly as possible.

Remember, good deals don’t last. They have a shelf life. If you have a truly great deal under contract, close it ASAP!
